That sticky feeling in a building that's only a few years old
You moved into a new condo in Playa Vista expecting none of the old-house problems. No cracked plaster, no musty basement, no fifty-year-old pipes. And yet the windows fog up on cool mornings, the bathroom mirror stays clouded long after a shower, and there's a faint mustiness in a closet that backs onto an exterior wall. It feels wrong for a building this new. It isn't as unusual as it seems.
New construction has its own humidity problems, and Playa Vista's particular mix of climate, building type, and construction pace makes them more likely, not less.
The marine layer doesn't care how new the building is
Playa Vista sits close enough to the coast that the marine layer is a daily visitor for much of the year, especially late spring into early summer. Overnight and morning humidity outdoors regularly sits high even when the afternoon turns dry and warm. A building envelope has to manage that swing every single day, and a lot of the condo stock here is built tight, with efficient windows and sealed envelopes meant to keep conditioned air in. That tightness cuts both ways. It also keeps moisture in if it gets in, and it means the building doesn't breathe out excess humidity the way an older, leakier structure might.

New concrete and lumber take a long time to dry out
A lot of the mid-rise and low-rise construction in this area is only a decade or two old, some of it much newer, built during the neighborhood's big development push. Concrete slabs, especially in podium construction, can take many months to release the water used in mixing, sometimes longer than builders account for on a tight schedule. Framing lumber and drywall also carry moisture from the build process. If flooring or cabinetry gets installed before that material has fully dried, the moisture has nowhere to go but into the finished space. This shows up later as a persistent, low-grade dampness that has nothing to do with a leak and everything to do with a building that hasn't finished drying since the day it was framed.
What to check yourself before assuming the worst
Start with a cheap humidity gauge from a hardware store and leave it in the room that bothers you most. Indoor relative humidity above 60 percent for long stretches is worth paying attention to, and above 70 percent is a real problem regardless of the building's age. Check whether your bathroom fan and kitchen exhaust actually vent outside rather than dumping into an attic or a wall cavity, which happens more often than people expect in multi-unit buildings where ductwork gets crowded. Look at window sills and the base of exterior walls for consistent condensation, not just an occasional cold morning. Run the air conditioning or a dehumidifier for a few days and see if the feeling actually improves, which tells you whether this is a ventilation and humidity issue you can manage day to day, or something coming from inside the wall itself.
When it stops being a homeowner project
If the humidity problem persists no matter how well you ventilate, if you see a stain spreading rather than staying put, or if the smell gets stronger instead of fading with better airflow, that's the point to bring in someone who does mold inspection for a living. In condos specifically, moisture can be traveling from a shared wall, a neighboring unit, or the building's central systems, and that's not something a homeowner can trace alone. An inspector can also check inside wall cavities and under flooring without guessing, using moisture meters and sometimes a small camera, to find out whether this is a temporary drying-out problem or a sign of a leak that needs the HOA and a contractor involved. Given how young a lot of this housing stock is, catching it early usually means a straightforward fix rather than a drawn-out one.
